That 6he Applicants appeared before the Board of Adjustment for a public hearing pursuant <br /> to S.~tioa 9.03.05 of the Ramsey City Code on June 24, 1993 and that said public hearing <br /> wasP~op~rly advertised and that the minutes of said public hearing are hereby incorporated <br /> as a phrt Of these findings by reference. <br /> <br />2. That ~e S~ubject property is zoned R-1 Rural Residential and is approximately .6 acres in <br /> size. <br /> <br />3. That ~e subject property is surrounded by R-1 Rural Residential zoning. <br /> <br />4. That ~eetion 9.20.11 of the Ramsey City Code requires a structure setback from <br /> thoroughfares of 110 feet from the thoroughfare centerline or 50 feet from the property <br /> line, :Whichever is greater. <br /> <br />5. That the ,pr!'ncipal structure on the subject property is located approximately 98 feet from the <br /> C.S.A}H, g'27 centerline and approximately 80 feet from the front property line. <br /> <br />6. That~ ihe principal structure on the property was constructed in 1967 prior to the <br /> establishment of thoroughfare setback requirements and is therefore considered lawful <br /> nonconforming. <br /> <br />That t[ae Applicant is proposing to construct a 14' x 23' garage addition to the principal <br />stmcttke that will also encroach on the thoroughfare setback to approximately the same <br />delO'e~as the existing principal structure on the property. <br /> <br />The Pmpo~ct construction is considered expanding a lawful nonconforming structure and <br />to do;sb mlast be in conformance with City Code, i.e. obtaining a variance. <br /> <br /> <br />
