Councilmember Haas Steffen introduced the following resolution and moved for its adoption: <br /> RESOLUTION #98-03-049 <br /> RESOLUTION APPROVING THE ISSUANCE OF A CONDITIONAL USE PERMIT TO <br /> ESTABLISH WAREHOUSE OPERATIONS AS AN ACCESSORY USE TO AN OFFICE <br /> BUILDING IN THE B-1 BUSINESS BASED UPON FINDINGS OF FACT #451 AND <br /> DECLARING TERMS OF SAME <br /> WHEREAS, Concrete Masonry Unlimited, Inc. (Permittee) has properly applied for a <br /> conditional use permit(CUP) on the property legally described as follows: <br /> Lot 3, Block 1, Ramsey Commercial Park 2nd Addition, Anoka County, Minnesota <br /> (the Subject Property); and <br /> WHEREAS, the Planning Commission met on March 12, 1998, conducted a public <br /> hearing and recommended City Council approval of the request. <br /> NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br /> RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> 1) Term: This permit is contingent upon the Permittee obtaining site plan approval as <br /> established in Section 9.03.06 (Site Plan Review) of the Ramsey City Code and shall be <br /> perpetual in its duration so long as the conditions imposed herein are complied with. <br /> 2) Site Development: The development and operation of the office/warehouse shall be <br /> specifically limited to that described in the Permittee's approved Site Plan consisting of <br /> sheet(s) prepared by dated , 1998, and approved Building <br /> Elevations prepared by dated , 1998. <br /> 3) Outside Storage: Any outside storage area developed on the Subject Property shall be in <br /> accordance with the district regulations in affect at the time, and shall be restricted to 10% <br /> of the lot area and shall not exceed an area equivalent to the area of the main floor of the <br /> principal building. Any outside storage shall be screened to a degree of 100% from <br /> neighboring properties or the public right-of-way. <br /> 4) Off-Street Parking: Off-street parking of currently licensed and roadworthy autos and <br /> trucks shall be permitted; all other equipment and supplies related to all business operations <br /> on the Subject Property shall be stored indoors or in a 100% screened outside storage area <br /> in accordance with Item 43 of this Permit. Off-street truck parking shall not encroach on <br /> the required off-street customer/employee parking required by the district regulations in <br /> affect at any given time. <br /> 5) Severability: If any provision of this CUP shall be declared void or unenforceable,the other <br /> provision shall not be affected or shall remain in full force and effect. <br />
