<br />ORDINANCE #06-26 <br /> <br />CITY OF RAMSEY <br />ANOKA COUNTY <br />STATE OF MINNESOTA <br /> <br />AN AMENDMENT TO CHAPTER 9 WIllrn IS KNOWN AS THE WNING AND <br />SUBDIVISION OF LAND CHAPTER OF THE CITY CODE OF RAMSEY, <br />MINNESOTA. <br /> <br />AN ORDINANCE ESTABLISIDNG SECTION 9.20.28 (B-3 BUSINESS DISTRICT) <br /> <br />The City of Ramsey ordains: <br /> <br />SECTION 1 AUTHORITY <br /> <br />This ordinance is adopted pursuant to and under the authority of the City Charter of the <br />City of Ramsey. <br /> <br />SECTON 2 AMENDMENTS <br /> <br />Chapter 9 (Zoning and Subdivision of Land) is amended to establish Section 9.20.28 (B-3 <br />Business District), which reads as follows: <br /> <br />9.20.28 <br /> <br />B-3 Business District <br /> <br />Subdivision 1. Intent. The purpose of the B-3 Business District is to provide for <br />large-scale commercial development, including retail, entertainment, restaurant, and other <br />complementary commercial uses. The District is intended to provide a commercial <br />environment that is functional for both pedestrians and automobiles, complete with high- <br />quality building design, materials, and landscaping. The District is further intended to <br />accommodate larger-scale and more convenience-oriented commercial users than are <br />envisioned for the Town Center zoning district located east of Armstrong Blvd. <br /> <br />Subd.2. Master Plan Required. A Master Plan is required for the entire <br />zoning district prior to approval of any individual buildings within the District. <br /> <br />Subd.3. Process. The Master Plan shall be processed as a Preliminary Site <br />Plan under the Planned Unit Development (PUD) process outlined in Section 9.20.31. <br />Any changes to the approved Master Plan shall be processed as outlined in 9.20.31 Subd. <br />5., Items d, e, f, g, i, and j. Master Plans shall be exempt from the open space <br />requirements of Section 9.20.31. <br /> <br />Ordinance #06-26 <br />Page 1 of5 <br />
