Mayor Gamec introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #02-01-020 <br /> <br />RESOLUTION GRANTING PRELIMINARY PLAT APPROVAL TO RIVER PINES 5TM <br />ADDITION <br /> <br /> WHEREAS, Oakwood Land Development, Inc., hereinafter referred to as "Developer", <br />has properly applied for preliminary plat approval on the following described property located in <br />the City of Ramsey: <br /> <br />That part of the north 516 feet of the Southeast Quarter of Section 14, Township 32, <br />Range 25 lying westerly of the centerline of State Highway No. 47, EXCEPT that part <br />platted as Apple Ridge. <br /> <br />(the "Subject Property") <br /> <br /> WHEREAS, on August 14, 2001, the City of Ramsey received an application for a <br />subdivision sketch plan and rezoning from Oakwood Land Development, Inc., for a proposed <br />plat; and <br /> <br /> WHEREAS, on September 4, 2001, the Planning Commission reviewed and tabled <br />action on the proposed sketch plan, requested a revision that would provide future public access <br />to the north and verify the status of the existing homestead as being in or out of the proposed <br />subdivision; the Planning Commission also conducted a public hearing and recommended City <br />Council approval of the rezoning from R-1 Rural Residential to R-1 Urban Residential and <br />amending the Comprehensive Plan to expand the Metropolitan Urban Service Boundary to <br />include the Subject Property; and <br /> <br /> WHEREAS, on September 20, 2001, the Park and Recreation Commission rviewed the <br />sketch plan and recommended that a cash payment be required to satisfy park dedication <br />obligations, and that the Developer construct a trail parallel to T.H. #47 from the north boundary <br />of the Subject Proposed, proposed to be platted as River Pines 5~ Addition, to the south <br />boundary of Apple Ridge and that the cost of trail construction outside the boundaries of the <br />Subject Property be credited towards the trail development fees due on the Plat; and <br /> <br /> WHEREAS, on November 5, 2001, the Planning Commission reviewed the revised <br />sketch plan and recommended that the Developer proceed to prepare and apply for preliminary <br />plat approval; and <br /> <br /> WHEREAS, on December 11, 2001, the Developer exercised the option to submit the <br />sketch plan to City Council for review and comment and the City Council approved the sketch <br />plan and advised proceeding to the preliminary plat stage; and <br /> <br /> <br />
