Appendix A Metropolitan Council Land Use Definitions <br /> <br />Metropolitan Council Land Use Category Definitions <br /> <br />Single-family: Lots or parcels of five acres or less containing single-family detached housing, <br />including manufactured homes. <br /> <br />Multifamily: Lots or parcels containing multiple dwelling units such as duplexes, bungalows, <br />twin homes, townhouses, quad homes and apartment complexes. <br /> <br />Rural estate: Lots or parcels of five acres or more, containing single-family, detached housing, <br />not used for commercial/agricultural purposes. <br /> <br />Commercial: Lots or parcels containing retail sales, services (including professional), <br />hotel/motels and all recreational services that are predominately privately owned and operated for <br />profit (for example, theaters, bowling alleys, and riding stables). Included are private institutional <br />uses (convalescent homes and rest homes in which medical or surgical services are not a main <br />function of the institution), but not hospitals. Golf courses are classified as parks and recreation. <br /> <br />Industrial: Lots or parcels containing the buildings and the associated and adjacent landscaping, <br />recreation facilities and parking for uses that include the following: horticultural specialties (e.g., <br />greenhouse), general contractors (building construction and all non-building construction), <br />manufacturing of all kinds, goods movement facilities, communications, utilities and wholesale <br />trade. <br /> <br />Public, semipublic: Buildings and land adjacent to schools (public and private), hospitals, <br />churches, cemeteries, ice arenas and all facilities of local, state and federal governments, <br />including public convalescent homes, mental institutions and penal facilities maintained by any <br />level of government. Include the entire boundaries of existing schools, parks and hospitals. <br /> <br />Parks and recreation: The entire boundaries of parks (local, regional or state), playgrounds (not <br />including school yards), zoos, gun clubs, golf courses and similar areas. <br /> <br />Agricultural: Lots or parcels of five acres or more used for agricultural purposes, including lands <br />enrolled in Agricultural Preserves and Green Acres, as well as unprotected agricultural uses. <br />Includes sod and tree farms. <br /> <br />Open water: Any public waters of the state as defined by Minn. Stat. 103G.005, Subd. 15 (the <br />state's county-by-county inventory of lakes, rivers and other public waterways in the public <br />domain). <br /> <br />Mixed use: Areas with more than one land use either stacked (e.g., multilevel with residential <br />above and commercial below) or integrated (e.g., planned unit developments intentionally <br />designed to integrate land uses).
