Brad Fritch, from
Monarch Homes, has been working with City staff for the past several weeks regarding access
into the development and the internal street design. City Code states new subdivisions shall
make provisions for the continuation of existing and future streets in adjoining areas. City Code
also states the maximum length of a cul-de-sac is 600 feet. The sketch plan for Tiger Meadows
is proposing to derive the main access from Tiger Street. In an attempt to provide for a second
access, Monarch Homes tried to negotiate with the property owner located immediately to the
north of the subject property to purchase a portion of his 20-acre parcel to make a street
connection with Rabbit Street in Alicia Addition. The property owner is selling a portion of his
property to Monarch Homes for that street connection.
