The house is situated approximately 280 feet from the front property line of
the 8-acre parcel. (The original homeowner, not the applicants, essentially created a 280-foot
front yard setback when they sited the house on the lot.) The Lyrenmanns propose to construct
the garage approximately 180 feet from the front property line. The site plan submitted reveals
that declines in topography, mature tree growth, septic system location, and tillable land prevent
locating an accessory structure in the side or rear yard.

CITIZEN INPUT

Matthew Habben, 9390 181st Avenue NW - stated he owns the parcel adjacent to the applicants
and he wholeheartedly supports the variance request and urges approval.

Motion by Board Member Bawden and seconded by Board Member Jensen to enter the letter
from Karen and Donald Olson, 17940 Baugh Street NW, into the record of this public hearing.
