PUBLIC HEARING <br />PLANNING COMMISSION <br />CITY OF RAMSEY <br />ANOKA COUNTY <br /> STATE OF MINNESOTA <br /> <br />The Ramsey Planning Commission conducted a public heating on Tuesday, March 4, 1997, at the <br />Ramsey Municipal Center, 15153 Nowthen Boulevard N.W., Ramsey, Minnesota to hear input <br />regarding a Request for Preliminary Plat Approval of Sunfish Pond; Case of G.M. Homes. <br /> <br />Members Present: <br /> <br />Chairperson David Bawden <br />Commissioner Benjamin Deemer <br />Commissioner Paul Holland <br />Commissioner Sharon Jensen <br />Commissioner Charles LaDue <br />Commissioner Bradley Thorud <br /> <br />Members Absent: Commissioner Michael Terry <br /> <br />Also Present: <br /> <br />City Engineer Steve Jankowski <br /> <br />CALL TO ORDER <br /> <br />Chairperson Bawden opened the public heating at 8:05 p.m. <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL OF SUNFISH POND; CASE OF G.M. <br />HOMES <br /> <br />City Engineer Jankowski stated that the site of 9.2 acres is located in Outlot D of the Sunfish Pond <br />Subdivision at County Road 116 and east of Sunfish Lake Boulevard. It is zoned Multiple <br />Residential. There are two parts to this case. One is a subdivision of the outlot into individual lots. <br />Secondly, is consideration of the site plan. The public hearing is specifically for the preliminary plat. <br />Accesses are proposed both from County Road 116 and 145th. No new roadways are proposed. The <br />property would be platted into 11 lots for 11 structures to be built, one on each lot. <br /> <br />Mr. Gene Shellerud, G.M. Homes, stated that the development will be townhomes, not <br />condominiums. Each townhome will be owner occupied. The development will be managed by a <br />homeowner association. The structures will comply with R-3 zoning code standards and have <br />between 8 and 10 units per building. He noted that staff is recommending full curb and gutter <br />throughout the entire project.
