Business Service - Any business activity which renders service to other <br />commercial or industrial enterprises. <br /> <br /> Carport - An automobile shelter open on one or more sides, and shall be <br />considered an accessory building. <br /> <br /> Cellar - That portion of a building between floor and ceiling which is <br />wholly or partly below grade and so located that the vertical distance from grade to the <br />floor below is equal to or greater than the vertical distance from grade to ceiling. <br /> <br /> Church - A building, together with its accessory buildings and uses, <br />where persons regularly assemble for religious worship and which building, together with <br />its accessory buildings and uses, is maintained and controlled by a religious body <br />organized to sustain public worship. <br /> <br /> Clinic - Any establishment where human patients are examined and <br />treated by doctors or dentists but not hospitalized overnight. <br /> <br /> Club - Any establishment operated for social, recreational or educational <br />purposes but open only to members and not the general public. <br /> <br /> Comprehensive Plan - A computation of goals, policy statements, <br />.standards, programs and maps for guiding the physical, social, and economic <br />development, both public and private, as defined in the Minnesota Municipal Planning <br />Act, and includes any part of such plan separately adopted and any amendment to such <br />plan or parts thereof. <br /> <br /> Conditional Use - A use which may be appropriate in a specific zone, but <br />may require special conditions imposed by the Council as it may creme special problems <br />with regards to the protection of the public welfare, the integrity of the municipal land <br />use plan, and/or the zoning district in which it is located. <br /> <br /> Conditional Use Permit - A permit issued by the Co ~un. cil in accordance <br />with procedures specified in this Chapter which permit is required in order to carry on a <br />"conditional use" as defined in this Chapter. <br /> <br /> Covenant - A Contract between two. individuals which constitutes, a <br />restriction of a particular use of land. <br /> <br /> Coverage - That portion of a lot covered by Principal and accessory use <br />structures, and may include impervious surfaces if it is so indicated in the individual <br />zoning districts. <br /> <br />land. <br /> <br />Density - A number expressing the ratio of dwelling units to an acre of <br /> <br />9.02 - Definitions 9-9 Jan.
