Mr. Bjerstedt replied no.

Principal Planner Trudgeon noted that the garage doors would not be visible from the existing
backyards.

Councilmember Kurak noted that there is currently a significant berm along those properties that
will not be removed.

Councilmember Strommen inquired as to how long the driveways would be.

Mr. Bjerstedt replied approximately 40 feet.

Councilmember Strommen inquired if it would be a single driveway for two units.

Mr. Bjerstedt replied yes.

Councilmember Strommen stated that no additional parking is being added by the change.

Mr. Bjerstedt replied that that was true, but it did eliminate the concern of the driveways being
too short.

Councilmember Strommen stated that she had two concerns about the driveways, one was the
length and the other was that there was very little off-street parking.

Mr. Bjerstedt noted that they were not losing any parking spaces.

Councilmember Zimmerman inquired if a site plan amendment required notification to the
neighboring property owners.

Principal Planner Trudgeon replied that site plans don't require public hearings.

Councilmember Zimmerman inquired if any green space was being lost with the change.

Principal Planner Trudgeon explained that there would be a loss of some green space between the
units, but not outside of the actual townhouse lot.

Mr. Bjerstedt noted that there would also be a lot less asphalt in the front of the homes.

Motion by Councilmember Pearson, seconded by Councilmember Cook, to approve the amended
site plan for the Village of Sunfish Lake Planned Unit Development subject to compliance with
City staff review letter dated June 20, 2003.

Motion carried. Voting Yes: Mayor Gamec, and Councilmembers Pearson, Cook, Kurak, and
Zimmerman. Voting No: Councilmember Strommen.

City Council/June 24, 2003
