City Attorney Goodrich replied that that was possible. He recommended that preliminary plat <br />approval be contingent upon arrival of a feasible solution of connecting Rabbit Street to Nutria <br />Street. <br /> <br />Councilmember Cook inquired if there was time for staff to research the issue prior to final plat <br />approval. <br /> <br />City Attorney Goodrich replied yes. <br /> <br />Motion by Councilmember Cook, seconded by Councilmember Kurak, to adopt Resolution #03- <br />06-161 approving preliminary plat of Tiger Meadows contingent upon compliance with City staff <br />review letter dated May 30, 2003, revised June 20, 2003, upon approval of the Lower Rum River <br />Water Management, and the road connection through the park being resolved by staff for final <br />plat approval. <br /> <br />Motion carried. Voting No: None. <br /> <br />Case #13: <br /> <br />Request for Amendment to Final Site Plan for the Village of Sunfish lake <br />Planned Unit Development; Case of LTR Land Development, LLC <br /> <br />Principal Planner Trudgeon stated that LTR Land Development, LLC has applied for an <br />amendment to the Village of Sunfish Lake PUD and site plan to allow them to have a different <br />design on 12 cottage units. LTR is looking to locate garages to the rear of the residence on 12 <br />units in the northern part of the cottages area. The City Council had previously approved the site <br />plan and PUD at their April 22, 2003 meeting. The applicant is proposing to alter four cottage <br />units to relocate the garage in order to meet City driveway length requirements. These units will <br />have shared driveways with two units being served by a driveway. The garages will be moved to <br />the rear of the structure with the garage doors facing the other unit. The applicant is proposing to <br />locate the unit in the same locations and within the same lot lines that were previously created as <br />part of the Village of Sunfish Lake. As part of the submittal for a revised site plan for these <br />units, the applicant has supplied a new landscaping plan for some of these units. Additional <br />information for eight of the units are needed. Staff has reviewed the landscaping plan for four of <br />the units and finds them acceptable. The revised grading plans for the units have been reviewed <br />by the City Engineering Department and will need to be corrected as referenced in the Staff <br />Review Letter dated July 20, 2003. Staff recommended approval of the amended site plan for the <br />Village of Sunfish Lake PUD subject to compliance with City Staff Review Letter dated June 20, <br />2003 <br /> <br />Todd Bjerstedt, Todd Allen Homes, reviewed the proposed layout of the garages. <br /> <br />Councilmember Cook inquired if the setbacks changed for the units that will abut existing <br />homes. <br /> <br />City Council/June 24, 2003 <br />Page 29 of 37 <br /> <br /> <br />
