Box 238 <br />Champlin, MN 55316 <br /> <br />Re: Preliminary Plat Review: Alpine Acres 2~d Addition <br /> <br />Dear Tim: <br /> <br />We are in receipt of your preliminary plat to develop a town,home plat in the City of Ramsey. <br />The preliminary plat consists of one (1) sheet dated May 23, 2003, revised June 6, 2003 prepared <br />by Hakanson Anderson Associates. We are also in receipt of a Landscape Plan, Natural Features <br />Sheet, Site Utility Plan, and Grading and Erosion Control Plan (2 sheets) all dated May 23, 2003 <br />and prepared by Hakanson Anderson. We offer the following comments: <br /> <br />General: The subject property is hpproxLmately 1.36 acres La size and is generally located at the <br />intersection of Alpine Drive and Sunfish Lake Blvd. The preliminary plat is proposing to develop <br />a total of 4 townhome units on the subject property. The townhomes will be subject to a site plan <br />review for all other aspects of the proposal including but not limited to architectural standards, <br />off-street parking, structure setbacks, and landscaping. The results of the site plan review may <br />impact the actual number oftownhomes to be developed on the property. <br /> <br />Zoning: The subject property is zoned R-1 Single Family Residential. The City has received a <br />Comprehensive Plan Amendment and Rezoning request to change the outlot's designation in the <br />Comprehensive Plan to medium density residential and rezone the property to R-2 Medium <br />Density Residential in order for the subject property to.be developed with townhouse units. <br /> <br />Density: The subject property is limited to a max/mum net density of seven (7) un/ts per acre. <br />The subject property is approximately 1.36 net acres (exclusive of wetlands and major road right- <br />of-way), which results in a net density of 2.9 un/ts per acre. The proposed development complies <br />with City Code. ' <br /> <br />Streets: The six units in the subdivision will be provided access via a private street, which <br />accesses the public street, Tungsten Street, in Alpine Acres subdivision located north of the <br />subject property. ~ <br /> <br />-230- <br /> <br /> <br />
