Preliminary Plat Review: ,adpine Acres 2~a Addition <br />May 30, 2003, revised June 20, 2003 <br />Page 2 of 4 <br /> <br />Grading and Drainage: A preliminary grading plan has been prepared for this subdivision, <br />which has been labeled as sheet 4 of 5 of the plan submittals. In general, all runoff generated <br />from this development flows overland to collection structures and ponding proposed for the <br />Alpine Acres subdivision. Comments made on the preliminary plat for that subdivision are, also <br />pertinent to Alpine Acres 2~d Addition. This area has been included in the drainage analysis <br />prepared for the Alpine Acres Subdivision. Staff offers the following additional comments. <br /> <br />Topographic detail, including two foot contours, should be extended 100 feet beyond <br />the plat boundaries. This plan is deficient in this respect along the western and <br />northern boundaries. <br />Additional spot elevation should be placed on the west side of Lot 1 to de£me the <br />manner in wb~ich drainage is to flow around the building. <br />A table specifying the house type, garage elevation, minimum floor elevation, and <br />street wade centerline must be provided for each lot. <br /> <br />Staff will need to receive a revised grading plan since the preliminary plat has been revised to <br />now include 4 units instead of 6. The wading plan is subject to review and approval 'by the City <br />Engineer. <br /> <br />Traffic Generation Analysis: The six units included in this subdivision were included in the <br />updated traffic generation analysiS'prepared by James Johnson PE for Alpine Acres. <br /> <br />Utilities and Water Usa.*_,e: The development will need to be served by municipal water and <br />sewer which is being extended to the area as part o£the Alpine Acres development. <br /> <br />Park Dedication: The Park and Recreation Commission will review the preliminary plat at their <br />June meeting. The City has the option to satisfy park dedication requirements through a cash <br />payment, land dedication, or a combination cash and land. It is anticipated that park dedication <br />will be satisfied through a cash payment, which equates to $7,200 ($1,800 x 4 un/ts). Park <br />dedication is due to the City prior to the mylars being recorded at Anoka County. The rate in <br />effect when the subdivision receives final plat approval will be required. <br /> <br />Trail Development and Trail Fees: The current trail development fee is $475.00 per unit and is <br />due prior to recording the plat. The rate in effect when the subdivision receives final plat <br />approval will be required. The development will be subject to a trail payment in the amount of <br />$1,900.00. <br /> <br />A trail connection should also be made from this development to the 8-foot bituminous trail <br />located also Alpine Dr/ye. <br /> <br />-231- <br /> <br /> <br />
