Amended Site Plan Review: 9 June 20, _00.~ Page 3 of 4 Village of Sunfish Lake PUD · The spot elevation at the rear of the building pad line between Lots 1 and 2 must be a minimum of six inches lower than the lowest house ~ade elevation at that point (877.8). The current spot elevation is 878.13. · The spot elevation east of the northeast corner of Lot 2 of Block 3 must be six inches lower than the grade of the house pad which is 878.30. This grade must be 877.80 or lower. · The spot elevation between Lots 12 and 13, 'Block 3 is illegible. · The spot elevation between Lots 11 and 12 of Block 3 is illegible. · Spot elevation should be added to the front and rear corners of Lots 9 and 10 of Block 3.Are there high points between Lots 8 and 9; 9 and 10; and Lot 10 Block 3 and Lot 10utlot K? No grading work in this area can occur until the grading plan is corrected to show the above corrections. Landscaping. The City has received a revised landscaping plan, dated May 19, 2003, for the four cottages in the northeastern portion of the development. The minimum planting requirements for these four units are as follows: Eiglut (8) overstory trees, sixteen (16) ornamentals, and forty-eight (48) shrubs. The revised plan shows that a total of twenty-three (23) overstory trees w/il be installed in the vicinity of these four un/ts. Three of these will actually be located in the center median separating the proposed single_.family homes and the cottages. Twelve (12) of these trees will be deciduous and eleven (11) s0ill be conifers. The species palette indicates that seven (7) Patmore Ash trees will be planted. However, the plan only shows three. There are four trees, labeled as SA on the plan, that do not have a corresponding species in the species palette. This discrepancy needs clarification prior to the approval o£th/s plan. The plan also shows seven (7) ornamental trees that will be installed around the cottages. This is short of the required number of ornamentals (by a total of nine trees). However, the total number of overstory trees does exceed the minimum requirement by fifteen (15) trees. Therefore, the additional overstory trees could be used to compensate for the shortage of ornamentals. One discrepancy with the revised plan is that the species palette indicates a total six (6) Japanese Tree Lilacs will be planted but the plan only shows four. This needs to be clar/fied prior to approval of the plan. There will be a total of seventy-one (71)-shrubs installed around the four units. There will also be additional shrubs planted across from the center median mentioned above. Thus, the shrubbery overall exceeds the minimum requirement. All the species included in the species palette are considered acceptable as outlined in the · Ramsey Tree Book with the exception o£the Black Hills Spruce. This tree is actually a preferred species. The species palette does not indicate the size of the planting material nor the type of root stock. These will need to be clarified prior to the approval of the plan. All -283-
