Parks/Utilities Supervisor Boos explained that Mr. Haakon James is
proposing additional platting up to Llama Street, consisting of commercial lots in the front, with a
frontage road (the extension of Riverdale Drive), and additional lots on the back which could be
residential.

Parks/Utilities Supervisor Boos explained that the outlot is not Park Dedication eligible at this time,
because it cannot be developed. He explained that motorhome sales are planned for one of the
commercial lots.

Parks/Utilities Supervisor Boos explained that in a previous discussion with Mr. James' engineer, a
park dedication along the outlot was requested with 10% the cash dedication due for the area that
will be platted now. Park/Utilities Supervisor Boos asked that the Park and Recreation Commission
make a motion to that affect. He further stated that the outlot may not be subdivided for some time,
and he is asking the Park and Recreation Commission to recommend that this be dedicated concurrent
with the platting of this subdivision.

Vice Chair Johns asked how long the area was. Parks/Utilities Supervisor Boos stated it is 145 feet
in length, and if they took 35 feet in width it will be 5,075 square feet. He added that it is
approximately 12% of an acre. Vice Chair Johns clarified that it would be a cash payment.
Parks/Utilities Supervisor Boos explained that he did not list an amount, due to the fair market value

Park and Recreation Commission/August 8, 1996
Page 2 of 8
