City Code requires that the lamp not be visible from the boundary of the property. <br /> <br />Drainage and Grading: The site is relatively flat with paved surfaces ranging between 858.04 and 859.84. <br />A site survey prepared by Hakanson Anderson shows drainage running off the site in a number of <br />locations. <br /> <br />A portion of the site drains onto 142nd Ave. through the two access drives. Curb cuts in the northeast and <br />southeast curbline allow drainage to flow into a sump area between the eastern curbline and Xkimo St. A <br />removed portion of the curb in the northern section of the western curbline allows drainage to flow into the <br />TH 47 ditchline. <br /> <br />The existing drainage patterns are generally acceptable, however, ali pieces of removed and missing <br />curbline shall be replaced. A permit should be obtained from MnDOT to allow drainage into the TH 47 <br />ditch. <br /> <br />Access: Currently, the site has two existing accesses from 142nd Ave. NW. Staff has submitted the site <br />plan to MnDOT for consideration, and has yet to receive any comments. <br /> <br />Storm Water Management Fee: The City has enacted a Stormwater Management Fee and the current rate <br />is Three Thousand Seven Hundred Forty One Dollars ($3,741.00) per commercial acre. The amount of <br />Stormwater Management Fee due on the 1-acre parcel is Three Thousand Seven Hundred Forty One <br />Dollars ($3,741.00). A cash payment will be required prior to the City issuing a Building Permit. <br /> <br />REU Number: Since the amount of impervious surface remains generally the same, the REU number shall <br />remain unchanged. This is used as a basis for charging our stormwater utility fee. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, July 10, 2003 at Ramsey City Hall, to <br />review the proposed site plan. You or your representative may want to be present to answer any questions <br />that may arise.
