b;Off z~cct--parking in4he TC 4 and 5 SUb-Dis~t4~ts simP,--use max[mum <br /> <br />On-street parking adjacent to buildings may be used for the <br />purposes of calculating parking requirements for street level, non- <br />residential uses. <br /> <br />A Parking Plan shall accompany a Development Plan and any <br />revisions that may occur over time. Consultation with the City <br />prior to preparing the Parking Plan is recommended given the <br />number of sources that may be used for baseline assumptions. <br /> <br />~Within the TC-4 and TC 5 SSub-Districts, parking on individual <br /> parcels serving individual uses may be provided if designated and <br /> approved as part of the Master'Plan. <br /> t,o~ ............... 1 ........ are encouraged. <br /> <br />~Minimum required parking shall be calculated based on the <br /> following: <br /> <br />Retail <br />Restaurants <br />Offices <br />Medical offices, clinics <br />Health clubs <br />Theaters, places of assembly <br />Residential <br /> Attached or detached <br /> Multi-family units <br /> <br />4 per 1,000 sf <br />5 per 1,000 sf <br />3 per 1,000 sf <br />4 per 1,000 sf <br />3 per 1,000 sf <br />1 per 4 seats <br /> <br />2 per unit <br />2 per unit <br /> <br />Maximum requir__ed parking. For nonresidential uses, the <br />maximum amoun* of surface parking shall not exceed the specified <br />minimum by more than 25 percent. If additional parking is desired, <br />it must be placed under~ound, within an enclosed building, or in a <br />tuck-under garage. <br /> <br />The City may require payment of an amount equal to the value of <br />the required parking on a per stall price basis.
