Absent: Commissioner Reeve. <br /> <br />Case #1: <br /> <br />Request for Preliminary Plat Approval of Tiger Meadows; Case of Monarch <br />Homes <br /> <br />Presentation <br /> <br />Associate Planner Megan Wald advised that Monarch Homes has submitted a preliminary plat to <br />develop property located east of Tiger Street and north of Armstrong Blvd. She explained the <br />applicant is proposing to plat 11 new single-family rural lots and 1 existing homestead. She noted <br />the proposed lots meet or exceed the 2.5-acre minimum lot size requirement in the Rural <br />Developing Area. Each lot will be served by an on-site septic system and private well, and all of <br />the lots meet or exceed the 200-feet of street frontage requirement. <br /> <br />Associate Planner Wald stated the development is proposing to gain access from Tiger Street. <br />She advised that the preliminary plat is also providing for a future access to the north that will <br />someday connect to Rabbit Street. The preliminary plat is also proposing to extend Rabbit Street <br />to the southeastern comer of the plat boundary line in order to provide an opportunity for a future <br />connection to Nutria Street, located in Autumn Heights subdivision immediately east of the <br />subject property. She indicated that providing for this opportunity results in Rabbit Street <br />exceeding the City's 600-foot cul-de-sac length requirements by 357 feet (total length of Rabbit <br />Street is 957 feet). <br /> <br />Associate Planner Wald reminded the Commission that the City received a re-subdivision plan <br />during sketch plan review. However, staff is requesting the developer submit the re-subdivision <br />plan as part of the preliminary plat to allow staff to review the plan in more detail.
