Configuration of the parcel in the north/south direction is not conducive to the <br />kind of single-family homes you would want to have. The yard is sloping, and <br />they would not have a large, usable back yard. <br /> <br />Chairperson Nixt asked if the developer would consider only putting four town homes in Alpine <br />Acres 2nd Addition, rather than the proposed six as four would match the number of single family <br />homes allowed under the current zoning. <br /> <br />Mr. Johnson stated that would be fine. He noted if you try to build a decent sized home on these <br />lots there would not be any room left anyway for a yard. <br /> <br />City Engineer Olson added that leaving them as townhomes but decreasing the amount would <br />decrease traffic also, as townhomes generally have 6-7 trips per day, as opposed to the 10 trips <br />per day average for single-family homes. <br /> <br />Motion on Case #2: <br /> <br />Motion by Commissioner Johnson, seconded by Chairperson Nixt, to recommend that the City <br />Council approve the preliminary plat contingent upon compliance with City Staff Review Letter <br />dated May 16, 2003 and dedication of the public access easement to the park, as well as safety <br />features for the two ponds. <br /> <br />Motion Carded. Voting Yes: Chairperson Nixt, Commissioners Johnson, Brauer, Shepherd, <br />Van Scoy and Watson. Voting No: None. Absent: Commissioner Reeve. <br /> <br />Motion on Case #3: <br /> <br />Motion by Commissioner Johnson, seconded by Chairperson Nixt, to recommend that the City <br />Council approve the site plan contingent upon compliance with City Staff Review Letter dated <br />May 16, 2003 and dedication of the public access easement to the park, as well as safety features <br />for the two ponds. <br /> <br />Motion Carded. Voting Yes: Chairperson Nixt, Commissioners Johnson, Shepherd and Van <br />Scoy. Voting No: Commissioners Brauer and Watson.
