He indicated he is asking for approval with condition of <br />changes to the plan, and stated they will comply with what is needed. <br /> <br />City Engineer Olson stated they also did not show sidewalks or trails; he would still recommend <br />tabling the request. <br /> <br />Chairperson Nixt asked what Staff needed from the developer. <br /> <br />City Engineer Olson indicated they need an 11 x 17 graphic showing the current plan, including <br />outlots. He stated Staff felt it was important to identify where the traffic would go, and they <br />wanted to make sure it would not have an impact on the wetlands, or if another access off <br />Highway 116 would be needed or could be shortened to mitigate the wetlands. <br /> <br />Principal Planner Trudgeon added they have not received a traffic generation analysis. <br /> <br />Chairperson Nixt noted that is a condition of a preliminary plat approval. <br /> <br />Mr. Dommer stated they have waited a long time, and these issues can be dealt with in the <br />developers agreement. <br /> <br />Principal Planner Trudgeon stated that before it gets to City Council, these issues need to be <br />addressed. He agreed some were minor corrections, but some could affect the plan. <br /> <br />Commissioner Johnson asked if there was a middle ground. He asked if they could turn their <br />work session into a meeting and get this moving, and if that would make a difference in terms of <br />getting to the first meeting of the City Council in July. <br /> <br />Principal Planner Trudgeon stated if the Planning commission is inclined to keep the process <br />moving, they could, but he would hope it would be contingent on all issues being resolved. <br /> <br />City Engineer Olson stated his main concern is the traffic; they just do not have enough <br />information. <br /> <br />Chairperson Nixt stated the Town Center is adjacent to this development. He asked if Staff was <br />saying the traffic from this-development would make a difference over and above those traffic <br />concerns. <br /> <br />City Engineer Olson stated not on HighWay 116, but on Ramsey Boulevard. <br /> <br />Commissioner Johnson stated if they turn the work session into a meeting, they can have it ready <br />for the first July City Council meeting.
