Absent: Commissioner Brauer. <br /> <br />Case #2: <br /> <br />Request for Site Plan Review of Town Center Gardens; Case of BrightKeys <br />Development Corporation <br /> <br />Principal Planner Tmdgeon summarized the report, indicating the landscape plan referred to in <br />the previous case is on page 27 and 28 of the Commissioner's packet, and acknowledged the <br />current landscape ordinance is a little onerous. He stated staff will work with the developer to <br />come up with an acceptable plan. <br /> <br />Chairperson Nixt asked what the photographs in the packet represent. <br /> <br />Mr. Dommer stated those were photos of the new urbanist style homes they will be using, and <br />they demonstrate how brick can be used to vary the style of the home, as well as varying the <br />brick color to add further dimension and variety. <br /> <br />Chairperson Nixt asked if the price of the homes in the photographs was comparable to the <br />expected price in this development. <br /> <br />Mr. Dommer stated they were, with homes starting at about $140,000 with a single Car garage, <br />and going up to the higher $180,000. <br /> <br />Commissioner Van Scoy asked what was planned for screening. <br /> <br />Principal Planner Trudgeon explained the development does not directly abut any lower density <br />units, so screening is not really an issue. He stated when the two outlots are being developed, <br />they will need to screen those areas, and the northwest comer comes close, but the lots next to <br />that comer are mixed residential/commercial use land, so screening is not required in that <br />location. <br /> <br />Commissioner Van Scoy asked if screening from the road is necessary. <br /> <br />Principal Planner Tmdgeon stated it was not required. <br /> <br />Commissioner Van Scoy asked if staff had any comments on the ghost plat. <br /> <br />Principal Planner Tmdgeon stated they have not directly commented on the layout of those units. <br />He indicated they wanted to see the general layout, and the possible road layout with <br />connections, and noted they were showing about seven units an acre. <br /> <br />Mr. Dommer stated actually it is less than seven units, since they will use a detached home <br />product for portions of the development, which will lessen the density.
