Principal Planner Trudgeon stated that was correct. <br /> <br />Chairperson Nixt asked if the improvements could be coordinated with the Town Center <br />improvements to defray some of the costs. <br /> <br />Principal Planner Tmdgeon stated they would be coordinated. He noted from this development <br />there is more impact to Ramsey Boulevard, and they will be working with the developer and the <br />County to get the work done. He indicated the point here is that the City will .not be responsible <br />for the costs of the improvements. <br /> <br />Commissioner Shepherd asked what Lot 5, Block 5 in the northeast comer will be. She asked if <br />it would have trees and be landscaped. <br /> <br />Mr. Dommer stated it would be open space, and somewhat preserved. <br /> <br />Principal Planner Tmdgeon advised the City code calls for an identifiable open space, but does <br />not require that it be a developed space. <br /> <br />Commissioner Shepherd stated she wondered why it was shoved in the comer if it is supposed to <br />be for the whole association. <br /> <br />Principal Planner Trudgeon stated there are other spaces that are smaller scattered throughout the <br />development, but this parcel meets the requirements for contiguous open space. <br /> <br />Commissioner Johnson asked if the developer had any concerns with the Staff's Review Letter. <br /> <br />Mr. Dommer indicated they are ready, willing and able to do their fair share on the road <br />improvements. He stated the 1000 tree requirement from the ordinance is a concern, but he <br />hopes that they will be able to show staff some other options and things that can work. He <br />indicated they intend to develop the outlots at some time, and wanted to be sure everyone was <br />aware that was the intention. <br /> <br />Chairperson Nixt asked if he was saying he objects to the landscape plan~ as the Commission's <br />recommendation will include it. <br /> <br />Mr. Dommer stated he has no objection on the Staff Review Letter. <br /> <br />Motion by Commissioner Johnson, seconded by Chairperson Nixt to close the public hearing at <br />7:28 p.m. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Reeves, Shepherd, <br />Van Scoy and Watson. Voting No: None. Absent: Commissioner Brauer. <br /> <br />Motion by Commissioner Johnson, seconded by Reeves to recommend approv.al of the <br />preliminary plat of Town Center Gardens subject to compliance with City Staff Review Letter <br /> <br />P28 <br /> <br />Planning Commission/June 25, 2003 <br /> Page 4 of 8 <br /> <br /> <br />
