CASE # ] ' <br /> <br />REQUEST FOR A VARIANCE TO THE MINIMUM LOT WIDTH REQUIREMENT IN <br />THE R-1 RESIDENTIAL DISTRICT OF THE RURAL DEVELOPING AREA; <br /> CASE OF ROBERT LETENDRE <br /> By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. Letendre resides at 17120 Tiger Street N.W. He is proposing to subdivide his property to <br />create a buildable lot for his daughter. The following items are enclosed: <br /> <br />a) Site location map <br />b) Original sketch of proposed lot split <br /> <br />c) Draft Planning Commission meeting minutes dated June 5, 2003 <br />d) Revised sketch of proposed lot split prepared by City Staff <br />e) Proposed findings of fact <br />f) Proposed resolution to approve variance <br />g) Proposed resolution to deny variance <br /> <br />Notification: <br /> <br />In accordance with State Statute, City Staff attempted to notify owners of property Within 350 <br />feet of Mr. Letendre's request for variance and the June 5th public hearing. <br /> <br />Observations: <br /> <br />Mr. Letendre's property is approximately 17 acres in size and is located in the Rural Developing <br />area of the R-I Residential District. The minimum lot size is 2.5 acres and the minimum lot <br />width is 200 feet. <br /> <br />Mr. Letendres intent is to subdivide a 3 acre parcel from his homestead for his daughter. He has <br />a total of 289 feet of frontage on Tiger Street; 400 feet of frontage would be required for each lot <br />to meeting the 200 ±hot lot widthrequirement, without constructing a public road into the <br />property. Mr. Letendre has applied for a variance to the minimum lot width. Per Staff's <br />direction, he is proposing that one of the lots maintain compliance with City Code and only one <br />lot be subject to a variance. Mr. Letendre's original plan was that the existing homestead will <br />maintain 200 feet of frontage on Tiger Street and the new lot for his daughter would have the <br />remaining 89 feet of frontage on Tiger Street. <br /> <br />At the June 5 Planning Commission public, hearing and meeting, the neighbor to the north (Mr. <br />Robert Tomaszewski) expressed concern that the development of the proposed lot would <br />adversely impact his property with respect to runoff and drainage. In addition, the Planning <br />Commission suggested that it might be more advantageous to the City if Mr. Letendre reversed <br />his plan and provided 200 feet of frontage for the new lot created so it conforms to City Code. <br /> <br /> <br />
