environmental effects" to require the preparation of an <br />EAW. <br /> <br />In .July 2001 the City oflKamsey hired ProSource <br />Technology, Inc. to address the issues stated in the citizen's. <br />request for an EAW. The report from ProSource (dated <br />August 3, 2001) included a Limited EAW and concluded in <br />their opinion that The Ponds development will NOT have a <br />significant environmental effect. <br /> <br />Parks. Trails and Sidewalks. tn'accordance with City <br />Ordinances five feet wide sidewalks will be provided on <br />one side of each through street. City Ordinances also <br />require a 10% land dedication or cash contributions in lieu <br />of such dedication. The City currently has a park dedication <br />fee of $1,300.00 per unit and a trail development fee of <br />$325.00 per unit. City ordinance also states that in the event <br />a combination of land and cash is required, the amount of <br />land to be dedicated shall be credited against the total park <br />dedication requirement. The City code also states that park <br />dedication credit will be given for construction of any trails <br />required tobe installed. This matter will be on'the January .. <br />1.0, 2002 Park and Recreation Commission meeting agenda. <br /> <br />Tree Preservation. The City does not have an Ordinance on <br />tree preservation. They do however as a policy recon~end <br />that significant existing trees be preserved and protected i <br />during site grading/development activity.. As a real estate <br />and land development company, 1Koyal Oaks Realty a~ees <br />with that policy and recognizes the value of preserving <br /> <br /> <br />
