The preliminary plat plan consists of foUr (4) sheets dated December 11, <br />200i and prepared by Midwest Land Surveyors and Civil Engineers, Inc. We offer the <br />following comments: <br /> <br />General: The subject property is 86.71 acres in size and is generally located at the comer of <br />Dysprosium St. and Nowthen Boulevard. The preliminary plat proposes to develop the <br />property with 88 single-family lots, 91 townhomes and 82 apartments units. The <br />development is proposing to use Ouflot A and B of Wood Pond Hills 4th Addition in <br />combination with land on the development property to create seven new single family lots on <br />I454 Court. Two existing lots on the south side of 145a Court are Shown as receiving <br />additional land in their rear yards. The Lord of Life Church is shown as receiving Ouflot A <br />on the plat. - <br /> <br />Zoning: The subject property is zoned a .combination of R-1 Single Family and B=I <br />Business. An application to rezone the property from B-1 Business and R-1 Single Family to <br />R-1 Single Family Residential, R-3U Multi-Family Residential, and ~ Multi-Family <br />Residential is being considered concurrently with the preliminary plat. <br /> <br />Density: The subject property is 86.71 acres and overall has a net density ' (excluding the <br />wedands) of 4.47 units per acre. The single-family lot area consists of 65.67 acres and has a <br />net density of 2.15 units per acre. The townhouse area consists of 16.57 acres and has a net <br />density old.88 units per acre. The apartment building area consists-of4.47 acres and as a net <br />density of 18.34 units per acre. The number of units that the development shows is less than <br />the maximum number of units that would be allowed on the development property under the <br />recendy adopted 2001 Comprehensive Land Use Map, Approximately 304 housing units are <br />allowed on the property under the 2001 Comprehensive Plan..
