10. <br /> <br />That the Subject Property is currently zoned P,.-1 Single Family Residential, B-1 Business, <br />and B-2 Business. To the north, the adjacent property is zoned P-.~I Single Family, to the <br />saurh the properties are zoned B-1 Business and R-1 Single Family. To the east and west <br />the adjacent properties are zoned B-I and B-2 Business. <br /> <br />That the Applicant has submitted a general development plan that proposes to develop the <br />property with townhomes at a density that will not exceed the R-3U Multi-Family <br />Residential maximum of 7 units per acre, <br /> <br />That the 200I Comprehensive Plan identifies the Subject Property being used for Places to <br />Shop. <br /> <br />That the proposed zoning amendment wiLl/will not substantially adversely impair the use or <br />market value of any surrounding property. <br /> <br />That the proposed zoning amendment will/will not change the essential character of the <br />area. <br /> <br />That the existing road infrastructure will/will not be capable of accommodating, in a safe <br />manner, the additional traffic to be generated by the rezoned property. <br /> <br />11.
