The <br />sketch plan consists of one (1) Sheet prepared by John Oliver and Associates dated August 1.0, 2001. We <br />the following comments: <br /> <br />General: The subject properv/is 24.11 acres in size and is generally located west of State Highway ~4-7 <br />and north of Alpine Drive. The sketch plan is proposing to develop 112 townhome lots. The <br />townhomes will be subject to a site plan review for all other aspects of the proposal including but not <br />limited to architectural standards, off-street parking, structure setbacks, and landscaping. <br /> <br />Zonine: The subject l~roperty is zoned B-1 Business. The City has received a request to rezone the <br />subject property to R-3U Multiple' Family Residential and an' application' for a c6mprehensive plan <br />amendment. The current (2001) comprehensive plan shows this property being designated for places to <br />shop. A rezoning and comprehensive plan amendment would allow the property to be developed at a <br />density not to exceed 7 units an acre. <br /> <br />Density: The subject property is 24.11 acres in size. The property contains two major road right-of- <br />ways consisting of 4.85 acres and wetlands are present on the subject property that equal 3.07 acres in <br />size. Subtracting out the wedands and road right-of-ways; net density of the development is 6.9 units <br />per acre. <br /> <br />Streets: The proposed access into the subdivision is onto Alpine Drive, at a distance approximately <br />'140 feet west of Germanium Street. Intersection offset by relatively short distances such as this tend to <br />be hazardous. It is strongly suggested that this access be aligned with Germanium Street. A second <br />future outlet is proposed to the parcel to the west. This parcel is also considering subdivision. It is <br />suggested that the applicant corrdinate planning efforts with the developers of the adjacent parcels. <br /> <br />-76- <br /> <br /> <br />
