It is City policy that the <br />.main sire'. ~ through all multi-family subdivisions be public roadways. Private streets should be avoided <br />through the use of driveway collectors to provide access for a small grouping of units to the public <br />street. <br /> <br />Lots: It would appear that the sketch plan is .proposing four and six unit structures. Information related <br />to the size of the proposed structures will need to be submitted in order to determine if the sketch plan <br />complies with lot standards established in City Code. <br /> <br />Gradin~ and Draina_oe: A detailed grading and drainage plan will be reviewed during the preliminary <br />plat phase. <br /> <br />o <br /> <br />Utilities and Water Usage: The development is located within the Metropolitan Urban Service Area <br />(MUSA) and therefore is eligible for municipal water and sanitary sewer services. <br /> <br />Park Dedication: The preliminary plat will be forwarded to the Park Commission for a recommendation <br />on park dedication. The City has the option for cash, land, or a combination of the two. <br /> <br />10. <br /> <br />Trail Development Fee: It should be noted that the City, will be requesting a trail easement along State <br />Highway ~47. The City has also enacted a trail development fee at a rate of $400.00 per lot. Payment of <br />this fee is also required prior to recording the plat. The rate in effect at the time of final plat approval <br />will be used. <br /> <br />11. <br /> <br />Stormwater Mana%ment Fee: The City has enacted a stormwater management fee at a rate of $375.00 <br />per residential lot. The payment oft/tis fee will be required-prior to recording the plat. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, January 3, 2002, at the Ramsey Fire <br />Station #2, to review your sketch plan. I suggest that you, or your representative, be present at the meeting to <br />answer any questions that may arise. A copy of the case cover sheet, rezoning and comprehensive plan <br />amendment are enclosed for your information.
