P-dyer Road <br />Elk River, MN 55330 <br /> <br />Re: Sketch Plan Review - West Ramsey Industrial Park <br /> <br />Dear Mr. DarkenWald: <br /> <br />We have received your proposed sketch plan for West Rarnsey Industrial Park consisting <br />of one sheet and entitled "Preliminary Plat for City of Ramsey," prepared by Hakanson <br />Anderson Associates, Inc., dated October 15, 200 I, revised December 2 I, 2001, We offer <br />the following comments: <br /> <br />o <br /> <br />General: The proposed plat consists of approximately 17.3 acres and is generally <br />located north of T.H. #10, on the City's common border with the City of Elk River. <br />The sketch plan is proposing to plat the property into 1 lot, an oudot for future <br />development and a second ouflot for conveyance to the City, when necessary, for a <br />future street extension. <br /> <br />Zoning: The property' is zoned B-1 Business and the Comprehensive Plan designates <br />this property for places to shop; Lot I is proposed to be developed with a light <br />industrial use; to do so .requires a rezoning and .a comprehensive plan amendment. <br />However, the'City is currently working on an amendment to-the comprehensive plan to <br />change the land use designation from places to shop to places to work. If that <br />amendment is approved, the development proposal will only require a rezoning and not <br />a comprehensive plan amendment. <br /> <br />Lot Sizes and Dimensions: Because the development proposal is industrial in nature, <br />the plat will be reviewed under the Industrial zoning regulations. The minimum lot <br />size and lot width in the Industrial District is 1 acre and 200 feet respectively.. Lot I is <br />approx/rnaiely 4.3 acres in size and significantly exceeds the width requirement. <br /> <br />Grading and' Drainage Plan: A detailed grading and drainage plan will be required at <br />the time of preliminary plat approval.
