REQUEST FOR SKETCH PLAN REVIEW OF <br /> A M:INOR SL.'qgDIVISION, SUNWOOD ESTATES; <br />CASE OF ANOKA COUNTY COMMUNITY ACTION PROGi~.g~M (ACCAP) <br />By: Sylvia Frotik, Community Development Director <br /> <br />Background: <br /> <br />Jeff Johnson of Anoka County Community. Action Program (ACCAP) has applied for sketch <br />plan review to plat property located west of State Highway #47 (St. Francis Blvd.), east of <br />Sunwood Drive and south of 149~' Avenue for a townhome project. <br /> <br />The following items are enclosed: <br /> <br />a) <br /> <br />c) <br /> <br />Site Location Map <br />Sketch Plan dated 11/20/00 <br />City Staff Review Letter dated January 28, 2002 <br /> <br />Notification: <br /> <br />Sketch Plan's are not required to be subjected to a public hearing, however the Applicant is also <br />requesting that a portion of the prc.,perty be rezoned from R-I Single Family to R-3 Multifamily. <br />State Law requires properties within 350 feet of the Subject Property be notified of the rezoning <br />request. Staff attempted to notify residents within 700 feet of the Subject Property. <br /> <br />Observations: <br /> <br />The property consists of approximately I 1.31 acres and is proposed to be platted into 1 lot for the <br />32 rental units and I outlot for the wetland. <br /> <br />The proposed plat will derive one access from Sunwood Drive. <br />by a private driveway collector extending off of Sunwood Drive. <br />to T.H. #47. <br /> <br />The townhomes will be served <br />There will be no direct access <br /> <br />Wetlands are encumbered by a drainage' knd utility easement. <br /> <br />Grading and drainage will be addressed in detail as part of the site plan process. <br /> <br /> <br />
