RECOMMEND PARK DEDICATION FOR SUNWOOD ESTATES <br />(a.k.a. ANOKA COUNTY COMMUNITY ACTION PROGRAM or ACCAP) <br />By: Mark Boos, Parks/Utilities Supervisor <br /> <br />CASE # 2 <br /> <br />B~tckgrouml: <br /> <br />At the February 7th, 2002 Planning Commission meeting, the Commission approved the Sketch Plan for <br />Sunwood Estates. Their case and attachments provide additional information on this townhome - style rental <br />unit project. <br /> <br />Observation: <br /> <br />There is no parkland proposed on the Park and Trail Plan map that relates to this 11.3 - acre site. The site plan <br />however, shows a County provided tot-lot as part of the project. This will be a privately owned and operated <br />playground dedicated for use by the occupants of the 30 rental units. There are sidewalks on both sides of <br />Sunwood Drive, and the site plan indicates private walks internal to the plat and their connections. Staff <br />recommends that the Commission consider the following: <br /> <br />Review the tot-lot to ensure it is suitable in size to serve to townhomes. <br />That the development agreement specifies that the tot-lot be perpetually operated by ACCAP. <br />That the site plan identify a future trail route over the ACCAP property parallel to Trunk Highway #47 and <br />that a corresponding easement be dedicated at no cost to the City. <br />That cash satisfy Park Dedication for the 32 units equating to $54,400. <br />That the trail fee be satisfied by a cash payment of $12,800. <br /> <br />Commission Action: <br /> <br />Based upon discussion. <br /> <br />Reviewed by: <br /> <br />Parks & Utilities Supervisor <br /> <br />Copies to: <br /> <br />Director of Public Works <br />Community Development Director <br />Community Development Assistant <br />Mr. Jeff Johnson, Anoka County Community Action Program <br /> <br />P & R: 02/14/02 <br /> <br /> <br />
