The sketch plan consists of one (1) sheet dated <br />November 20, 2000, prepared by Hakanson Anderson Associates, Inc. We offer the following <br />comments: <br /> <br />General: The Subject Property. is approximately 11.31 acres and is generally located to the <br />west of State Highway ¢47 (St. Francis Blvd) and to the east of Sunwood Drive. The Sketch <br />Plan is proposing to replat the property, into 1 lot for the 32 rental un/ts (30 townkomes, 1 2- <br />bedroom single family group home, and I 5-bedroom single family group home), and 1 <br />oudot for the wetland that will be encumbered with a drainage and utility, easement. <br /> <br />Zoning: The property is currendy zoned R-3 Urban Residential and R-i Single Family. The <br />City has received an application to rezone the R.-1 portion of the site' to R-3 Urban <br />R.esidential to facilitate the townhouse proposal. <br /> <br />Lot Area: City Code requires 10,800 square feet for each of the single family homes and <br />6,000 square feet for each of the townhome units for a total of 201,600 square feet. Lot I is <br />4.2 acres in size which equates to 182,952 square feet. The lot area of' Lot I appears to be <br />deficient by about 18,648 square feet. An adjustment in the number of units should be <br />considered. <br /> <br />Street Access: The plat will receive' public access from Sunwood Drive. The dweilin.o units <br />will receive access from a private driveway collector extending off of S unwood Drive. Th. ere <br />is no direct access to T.H. ~-47. <br /> <br />Grading and Drainaze: A grading and drainage plan will be reviewed in conjunction with the <br />Site Plan. The standard drainage easements are proposed to be provided around the perimeter <br />of Lot 1. Easements for sewer and water extensions are also shown. <br /> <br /> <br />
