Sketch Plan: ACC.~P <br />Janum?' 28, 2002 <br /> <br />%:edands: The lands west of Sunwood Drive are predominately occupied bv DN'P, protected <br />wetland 658W and are proposed to be planed as Outlot A and encumbered with a drainage <br />and utility easement. <br /> <br />Park Dedication: The sketch plan will be forwarded to the Park Commission for a <br />recommendation on park dedication. The City. has the option for cash, land, or a combination <br />of the two. The current cash rate is $1700 per unit. <br /> <br />8. Trail Development: A trail development fee of $400 perunit must be paid prior to release of <br /> the Final plat for recording. <br /> <br />9. Stormwater Mana_oement: The City has also established a stormwater management fee of <br /> $375 per unit that must be paid prior to release of the final plat for recording. <br /> <br />10. <br /> <br />Sewer and Water Trunk Fees: The current water trunk fee is $1,252 per unit and the current <br />sewer mink fee is $562 per unit. These trunk fees must be paid prior to release of the final <br />plat for recording. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, February 7, 2002, at the <br />Ramsey Fire Station #2, 15050 Armstrong Blvd. N.W., to review your sketch plan. I suggest <br />that you, or your representative, be present at the meeting to answer any questions that may arise. <br />A copy of the case cover sheet is enclosed for your information.
