The submittal includes Site Plan (Sheet 1 of 1), <br />Grading, Drainage and Erosion Control Plan (Sheet 5 of 8), Utili.ty Plan (Sheet 6 of 8), <br />L~dscape Plan (Sheet 7 of 8), and Landscape Plan & Deta/ls (Sheet 8 of 8) prepared by <br />l-lakanson Anderson Associates and dated 8/30/01, and Ex-ter/or Elevations (Sheets A3.0ALT, <br />A3.1, A.3.1ALT, A3.2, A3.3) prepared by ESO Architects, Inc. and dated 11/28/.01. We offer the <br />following comments: <br /> <br />General: The townhouse development will take place on approximately 11.3 acres. The <br />towrAouse development will consist of 5 six-unit townhome structures and 2 group homes <br />for a total of 32 units. Per City Code, the 30 town.home units are subject to a site plan <br />review. <br /> <br />Zoning: Nine acres of the 11 acre site is currently zoned R-3 Urban Residential for multiple <br />family homing; the remaining 2 acres adjacent to T.H. ~,~47 are zoned R-1 Urban Residential. <br />A rezoning of that 2 acres is required to facilitate an orderly development proposal. City <br />Staff has scheduled the public heating for the rezorfing at the February 7 Planning <br />Commission meeting. The R-3 Urban Residential zone restricts density to 7 units per acre. <br />However, there is a litigation agreement that was entered into by ACCAP and the City, which <br />restricts the development proposal for the subject property to a maximum of 32 units. <br /> <br />Lot Coverage: The proposed townhouse project area is 492,228 square feet in size (11.3 <br />acres) and lot coverage is restricted to 35% (buildings only), which is 172,280 square feet in <br />this case. The proposed building coverage on the subject property is 21,3.33 square feet, <br />which equates to approximately 4% lot coverage. <br /> <br />z¢ <br /> <br /> <br />
