The total quarterly drainage utility, charge for the proposed <br />townhouse development will be provided at the time the City, receives the necessary, <br />information. <br /> <br />Landscapin.~:.The August 30, 2001 landscape plan is acceptable provided that: The River <br />Birch and Wh/te Oak along Sunwood Drive are ~ouped in sets of 3 or 4, rather than two <br />linear blocks of same species plantings (they should not be alternated); the two 10" Oaks at <br />the extreme southeast corner of the plat should be considered for protection; wood chip <br />mulch should be considered for the foundation plantings in lieu of" rock mulch". <br /> <br />Screening: City Code requires a 15 foot wide screened buffer, area when a multiple family <br />dwelling unit abuts a single family or a duplex district. None of the structures abut such a <br />d/strict and therefore no screening is required. <br /> <br />Sound Mitigation: The plan has been forwarded to MnDOT and no response has been <br />received to date. In similar developments along T.H. #47, MnDOT has noted that noise <br />levels generated by the traffic on State Highway #47 could exceed the MT>CA standard and <br />that the City is the responsibte agency to enforce MPCA's standards. The applicant should <br />hire a consultant to complete a study on the traffic noise levels that are generated on State <br />Highway g47 including projected noise levets for the ne,ct 20 years. In the event that the <br />study reveals that noise levels will exceed MPCA's standards; the City will be requiring the <br />developer to provide some means to alleviate future noise complaints due to the traffic <br />generated on State Highway #47. IT should be noted that all sound mitigation measures are <br />subject to the City Engineers approval. <br /> <br />Waste Storage: City Code requires all outdoor waste storage areas to be screened. The site- <br />plan seems to indicate that there will not be any outdoor waste storage areas. If this is not the <br />case, the site plan will have to be modified to note their location and screening materials. <br /> <br />Off Street Parking, Des.ign: All off-street parking areas located along the private driveway <br />collectors shall be paved and finished with B-6/12 concrete curbing. The Street and Storm <br />Sewer Details (Sheet 4 of 8 of the Constructions Plans) should be modified accordingly. <br /> <br />Driveway Width: The site plan does not reflect the use of driveways .to the individual units; <br />the garage aprons abut the private collectors. More information on this concept is 'addressed <br />in the Item #15 (Off-Street Parking, Number). <br /> <br />Off Street Parldn~, Number: There are 16 2-bedroom units, 15 3-bedroom units, and 1 5- <br />bedroom unit. City Code requires 2 off-street parking spaces for each two bedroom unit and <br />2.5 parking spaces for each three bedroom unit and 4 off-street parking spaces for the 5- <br />bedroom unit, for a total of 73.5 off-street parking spaces. There are 32 double garages on <br /> <br /> <br />
