Quad (Option B) <br />Townhouse <br /> <br />500 square feet per unit <br />700 square feet per unib <br /> <br /> (b) Open space areas shall be contiguous, may include <br />setback areas, shall be no less than 50 feet in any dimension <br />(except for access points) and shall be landscaped in <br />acco~'dance with specifications on file in the office of the <br />Director of Planning. This area shall be of such condition, <br />size, shape, location, and topography to be suitable for <br />recreational or scenic use by al! residents of the development <br />or conSain unique natural features to be preserved. The <br />following may be considered as usable open space: <br /> <br /> i. That part of absorption or detention ponds in <br />excess of five (5) year storm requirements. <br /> ii. The following, provided they shall not exceed <br />50 percent of the total required open space: <br /> <br />a. Natural ponds <br />b. Wetlands <br />c. Streams <br />d. That part of absorp%ion or detention ponds <br />required for the storage of a five (5) year storm <br />if developed in the form of an artificial lake. <br /> <br /> (c) The use of common open space areas is restricted for <br />recreational, scenic, and conservation purposes. These areas <br />shall be protected by recorded covenants in favor of the <br />future owners of property within the development. These <br />cover, ants shall run with the land and shall not be defeated or <br />eliminated without the consent of the City Council. Said <br />covenants shall be approved by the City Attorney and a copy <br />thereof shall be kept on file in the office of the Director of <br />Planning.
