Rudy: <br /> <br />We are in receipt of your pretLminary plat to developa townkome subdivision in Ramsey. The <br />preliminary, plat plan consists of six (6) sheets dated February 12, 2002, revision date March 12, <br />2002, prepared by John Oliver & Associates, Inc. We offer the following comments: <br /> <br />General: The subject property, is 24.11 acres in size and is generally located west of state <br />Highway #47 and north of Alpine Drive. Th.e prelim/nary plat plan is proposing to develop <br />112 townhome [ors. The townhomes will be subject to a site plan review for all other aspects <br />of the proposal including but not lirrfited to architectural standards, off-street parking, <br />structure setbacks, and tandscap!ng. _. <br /> <br />Zoning: .The subject property is zoned B-I and B-2 Business. At the Applicant's request, the' <br />City processed an amendment to the Comprehensive Plan to change the [a~d use from places <br />to shop to-medium density residential. City' Council approved the 'land use' change on <br />january 22,. 2002,-and the amendment has been forwarded to. Metropolitan 'Council for <br />approval. On January 22, 2002, the City Council a/so introduced an ordinance to rezone the <br />property to R-3 Urban Residemial, which will allow for development' of up to 7 dwelling <br />un/ts.per acre. The £mal adoption of the rezoning ordinance will be brought to City Council <br />upon receiving notification that the Metropolitan Council has approved the land use change <br /> <br />Densitw: The subject property is 24. t 1 acres in size. Th.e property 'contains two major road <br />fights-of-way (.Alpine and T.H. ff47)-for 4.85 acres and 3.07 acres of wedand. Subtracting <br />out the wetlands and fight-of-way, net.density of the development is 6.9 tm.its per acre. <br />Platting 112 townhome lots will be in compliance with City Code. <br /> <br />-28- <br /> <br /> <br />
