The Planning Commission reviewed the proposed prelimiaary plat on December 4, 2002 and recommended City Council approval. The City CounciI reviewed and approved the preliminary plat on January 8, 2002. Subsequent to the Planning Commission and City Council review, staff received several inquires from various businesses interested in locating in the City of Ramsey. The interested businesses will only need 2 - 3 acres of land to facilitate business operations. In order to accommodate. these poteatial bUSinesses, st.a_,Shas changed the layout of the plat to include a combination of 2 - 3 acre parcels and 7 - 14 acre parcels. The City of Ramsey is in the process of platting slx commercial lots and one outlot in ~the proposed Sunfish Business Park. The subject property is generally located east of County Road #116 and south of Sunwood Drive. The following items are enclosed for your information: a) b) c) Site 'location map Proposed Preliminary Plat City Stagreview letter dated March 1, 2002 Notification: State statute requires notification of the public hearing to owners of property within 350 feet of the subject property. Staff sent hearing notices to residents within 350 feet of the subject property. Observations: The subject property is zoned Industrial and consists of approx/mately 44 acres. Tb.e preliminary plat is proposing to plat six commercial lots ranging in size from 2.82 acres to 14.0 acres. Star E:chibits will be developing an office and warehouse facility consisting'of 185,000 square feet on Lot 1, Block 1. The remaining lots Mi1 be owned by the City and designated for future commercial/industrial development. -49.
