All of the proposed lots meet the one-acre minimum lot size requirement and ~e 200-£oot lot- <br />width requirement established in the Industrial District. <br /> <br />The site `Mil receive public access from Am.trite Street. The City i$ proposing to e.,ctend Azurite <br />Street from County Road #116 to the north to connect to $unwood Drive. When the Planning <br />Commission previously reviewed the preliminary plat for Sun.fish Business Park; Anoka County <br />s~a~ed their opposition to the e=ension of Ammte Street to County Road 116. Subsequent to the <br />Planning Commission review, Anoka County and the City of Ramsey have worked though the <br />County's Lr~itial concerns regarding the ex'tension of Azu_dte Street to County Road #I 16. The <br />City has a~eed to consmact full mining movements at the intersection of Sunwood Drive and <br />County Road #I I6 and right mtn lanes at .kzurite Street and County Road 1161 Staff will be <br />submit-12ng the revised preliminary plat to Anoka County for their inz%rmational purposes. <br /> <br />· The site will be serviced by municipal sewer and water facilities. <br /> <br />A grading and drainage plan will be reviewed as site plans for the individual Iot~ are received. <br /> <br />Park dedication and storm water management fees ,Mil be f~Ifilled ~ part of the Tax Lacrement <br />Financing agreement between the City of Ramsey and the developers of each lot. <br /> <br />Recommendation: <br /> <br />City.
