We offer the following comments: <br /> <br />General: The proposed major subdivision is a replat of the K. mger homestead that will create <br />six lots. Five lots will be of the following dimensions: one 4.19 acre lot, one 8.14 acre lot, one <br />5.34 acre lot, one 2.63 lot, and one 3.21 acre lot from the ex/sting homestead, consisting of a <br />27.01 acre parcel (total area is 27.01 acres). The main homestead is located on proposed Lot 6 <br />and will remain after the or. her five lots are developed; the size of this lot will be 3.50 acres. Lot 6 <br />also contains a second dwelling unit (illegal non-conforming use) that will be removed as part of <br />the development. The property owner has a purchase a~eement with the developer. <br /> <br />The property was the subject of a nuisance complaint in the 1980s for operating as a salvage yard <br />that stores a number of junk cars and other equipment. It was determined at that time that the <br />operation ex/sled before the City of Ramsey incorporated (legal non-conforming use). The <br />developer is planning to clean up equipment and other mater/al remaining from the salvage <br />operation. <br /> <br />Zoning: The property, is zoned R-1 Residential and is located in the Rmml Developing Area. <br /> <br />Lot Sizes: The current minimum lot size in the R-I Rural Developing Area is 2.5 acres; the six <br />new lots are proposed to be larger than 2.5 acres. The total area of the parcel is 27.01 acres. <br /> <br />Lot Dimensions: The six new lots each contain more than 200 feet of frontage on a public road. <br /> <br />Wetlands: A substantial portion of the property is wetland. Wetlands will need to be delineated <br />on the preliminary and final plat, and encumbered with a drainage and ut/liry easement.. City <br />ordinance requires buildable lots to contain at least 25 percent Class I soils. The Preliminary.
