Wurm-Paurnen Properties <br />Sketch Plan Review <br />July 2, 2002 <br />2 of 3 <br /> <br />Drainage: Grading and drainage plans will need to be provided during the preliminary plat <br />process. Ponding will be required prior to discharge into public water bodies such as the on-site <br />wetlands. A permit from the Lower Rum River Water Management Organization will be <br />required. Wetlands need to be delineated and protected with drainage and utility easements. <br /> <br />Access to Lots: The subdivision is proposing construction of one new street into the plat that <br />will service lots 3, 4, 5, and 5. This street will be an extension of 158a Lane NW at Kamacite <br />Street NW'. Lots 1 and 2 will require access from kamsey Blvd. The wetland located on lots 2, 3, <br />and 5 prevents these lots from gaining access to the new road. Staff is anticipating that Anoka <br />County will recommend a shared access for Lots 1 and 2 onto Ramsey Blvd. The proposal will <br />require review and approval from Anoka County. Lot 6 currently has access onto kamsey Blvd.; <br />the developer is proposing to change access to the new street. The proposed cul-de-sac does not <br />exceed the. 600 ft. length restriction. <br /> <br />Utilities: All lots will be served by on-site sewer and water. <br /> <br />Park Dedication: The City's park dedication fee is $1,700 per unit. The sketch plan will be <br />forwarded to the Park and Recreation Commission at their regular meeting, July 1 lth, 2002. The <br />City has the option for land, cash or a combination thereof. The City's Park and Trail Plan shows <br />a 75' foot wide or greater trail corridor traversing west to east through this tract. The applicant <br />should identify this proposed route as soon as possible. Land outside of the R.O.W. for trails <br />would be Park Dedication eli~ble. Refinements to the trail alignments or other park should be <br />reflected on the preliminary plat. It is expected that a formal Park Dedication recommendation <br />will occur once the preliminary plat is submitted. <br /> <br />Trail Fee: The City's 2002 trail development fee is $400 per unit Both cash Park Dedication <br />and the Trail Fees must be paid for new lots created pr/or to release of the final plat for recording. <br />Required trails along County Roads. or Fti~:tways may not be eligible for a-credit against Trail <br />Fees. <br /> <br />Stormwater Management Fee: The City has enacted a Stormwater Management Fee at a rate <br />of $375.00 per unit. This fee must be paid for the new lots created prior to release of'the final-plat <br />for recording. <br /> <br />The Rarnsey Planning Commission will be meeting on 7:00 PM on Thursday, July 11 2001, at <br />the Ramsey Fire Station #2 located at 15050 Armstrong Boulevard, to consider your request for <br />sketch plan approval.
