The <br />sketch plan consists of one (1) sheet dated June 13, 2002, prepared by Pioneer Engineering. We offer <br />the following comments: <br /> <br />General: %ne subject property, is [6.03 acres (698,2~7 square feet) in size and is generally located south <br />of P, Jverdale Drive and north of the existing P, Jvenwick ?~ Addition residential development. The sketch <br />plan presented proposes ro develop the property with 112 townhouse units. The townhomes will be <br />subject to a site plan review for all other aspects of the proposal including but not limited to architectural <br />standards, off-street parking, structure setbacks, and landscaping. <br /> <br />Zoning: On June I1, 2002 the City, Council adopted new residential zoning distr/crs and sr. andards to <br />reflect the 2001 Comprehensive ?lan. The new zoning districts and residential standards will become <br />effective on July l l, 2002. The subject property will be zoned 11-2 and the proposed townhouse <br />development is a perm/ned use in the 1t-2 district. <br /> <br />Densitw.' The subject property, is 16.03 acres in size and the sketch plan is proposing to develop 112 <br />townhouse units. Net density for the project area has been established at 7 units per acre. This complies <br />with the R-2 District standards. <br /> <br />Streets: The submitted pian shows that all townhouse units will front onto pr/vote streets. The private <br />streets will outlet onto a public street which allows.access to Pdverdale Drdve. It appears that the private <br />streets meet the 200 foot max/mum length when a turnaround is not provided; however this information <br />will need to be provided during preliminary, plat review. <br /> <br />RJverdate Drive has been shifted from its current anticipated all_moment defined as Oudot G of the <br />P,_ivenwick subdivision. P, dverdate Drive will be an MSA street and must conform-to ~SA design <br />standards. 11everse curves should have minimum 100 foot tangent sections be~Wceen the curves. <br /> <br />P16 <br /> <br /> <br />
