Sketch Plan Review: P,3venwick 3~a Addition
Page 2 of 3

It is Staffs understanding that. R/verdale Dr/ye will be constructed beyond the property limits to connect
to U.S. HiF~hway #10 at Ramsey Blvd. If the street is going to dead end at the property line the street will
Significantly exceed the 600-foot cul-de-sac length and would require a variance.

Townhouse size: The sketch plan is showing slx and eight unit structures. City Code requires each
townhouse unit to be a certain s/ze based on the number o£bedrooms the unit will contain.

bedroom
bedroom
bedroom

700 square feet
800 square feet
960 square'feet

It would appear that each unit exceeds City Code requirements.-This information will be reviewed in
detail during site plan review. However, the preliminary plat should take the towrthouse size requirement
into consideration.

Setback.s: The proposed development is subject to the fo[lowing setbacks:

l~u~lding setback from pubiic street 25 feet
ri~t of way
Building setback from private street 25
Building setback from exterior 30 feet
development boundary, line
Setback from building to building 20 feet

The proposed development meets or exceeds all of the required setbacks. It should be noted that these
setbacks are applicable to any apertanses of.the structure such as desl~ or patios.

Grading and Drainage: A detailed drainage and grading plan 'will be-reviewed during preliminary plat
review.

The development will be required to obtain a permit from the Lower Rum P,.iver Watershed Management
Organization.

Open Space: City Code requires a minimum of 40% of the development to consist of open space. Open
space in this c~se is defined ~ grassed lawns, landscape areas, gardens, natural area& landscape rock,
mulch, wetlands, and ponding areas. City Code also requires 10% of the 40% required open space to be
dedicated as an identifiable common area for use by residents of the development_

Staff conducted a rough estimate on the open space being proposed. It would appear the development is
able to meet the open space requirements established in City Code. Detailed calculations must be
provided during preliminary ptar review.

P17
