However, the preliminary plat should take the towrthouse size requirement <br />into consideration. <br /> <br />Setback.s: The proposed development is subject to the fo[lowing setbacks: <br /> <br />l~u~lding setback from pubiic street 25 feet <br />ri~t of way <br />Building setback from private street 25 <br />Building setback from exterior 30 feet <br />development boundary, line <br />Setback from building to building 20 feet <br /> <br />The proposed development meets or exceeds all of the required setbacks. It should be noted that these <br />setbacks are applicable to any apertanses of.the structure such as desl~ or patios. <br /> <br />Grading and Drainage: A detailed drainage and grading plan 'will be-reviewed during preliminary plat <br />review. <br /> <br />The development will be required to obtain a permit from the Lower Rum P,.iver Watershed Management <br />Organization. <br /> <br />Open Space: City Code requires a minimum of 40% of the development to consist of open space. Open <br />space in this c~se is defined ~ grassed lawns, landscape areas, gardens, natural area& landscape rock, <br />mulch, wetlands, and ponding areas. City Code also requires 10% of the 40% required open space to be <br />dedicated as an identifiable common area for use by residents of the development_ <br /> <br />Staff conducted a rough estimate on the open space being proposed. It would appear the development is <br />able to meet the open space requirements established in City Code.
