Sketch Plan Review: Rivenwick 3rd Addition <br />P~e 3 of 3 <br /> <br />P'I8 <br /> <br />Landscaping: A derailed landscaping plan will be reviewed as part of the site plan review of the <br />townhomes. It should be noted that the following plantin~ will be required: <br /> <br />Overs~orv Deciduous <br />Ornamental Trees <br /> <br />Shrubs <br /> <br />trees per dwelling unit <br />trees per each overstor7 tree <br />trees per each oversrory tree <br /> <br />Landscaping requirements will be reviewed during site plan review. <br /> <br />Screening: The proposed project area is located adjacent to an existing single family urban development <br />and City Code requires an additional 10% in landscaping plantings itc be located within the 30 foot <br />bufferyard area located along the common boundary line. It should be noted that a landscaped berm has <br />been established along the common property line, however additional plantings may be required to <br />comply with City Code. <br /> <br />Utilities: The development will be served by municipal water and sanitary sewer. <br /> <br />Park Dedication: The sketch plan will be for-warded to the July Park Commission meeting for a <br />recommendation on Park Dedication. The City has the option for cash, land, or a combination of land <br />and cash. Any caSh contribution will be at the rate in effect on the date of final plat approval. The <br />current rate is $1,700 per unit. <br /> <br />Trail Development Fee: The City's current trail development fee is $400.00 per lot. Payment of this <br />fee is required prior to recording the plat. The rate in effect at final plat approval will be used. A trail <br />will be required along R.iverdale Drive to the east and west limits of the plat. The 8 foot bituminous trail <br />will take the place of a concrete sidewalk. The Developer shall also construct an ei~t foot bituminous <br />trail east of the plat to the eastern edge of PdverdaJe Park and also to Garnet Street to the South line of the <br />park. Construction of the mail outside of the plat boundaries will' be credited against the Trail Fees. <br /> <br />Stormwater Management Fee: The City has enacted a stormwater management fee at a rate of $375.0'0 <br />per residential icl. The payment of this fee will be required prior to recording the plat. The raze in effect <br />at final plat approval will be used. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Thursday, July 11, 2002, at the Rarnsey Fire <br />Station #2, to review your sketch plan.
