Commissioner Rolfe asked when in the process will the installation of the projects in the <br />greenspace occur. <br /> <br />Mr. Rudy answered this must be done at the end stages. <br /> <br />Mr. Rudy pointed out the units that will be moved to the other side of Fluorine Street will have <br />access from the City road. <br /> <br />Vice Chair Johns asked if the applicant has planned demographics for this land. <br /> <br />Mr. Rudy stated he does, but he didn't have them with him. He added they will change. He <br />described the units stating they are all 2 bedroom with a rec. room, and could possibly be 3 <br />bedrooms. The units are approximately 1,660 square feet. He said the units can have a deck. He <br />said they are considering offering four-season decks on some units. <br /> <br />Parks/Utilities Supervisor Boos noted page 33 of the agenda shows one rendition. He. suggested <br />moving the trail to the opposite side of Fluorine Street, since the comer of Fluorine will be <br />straightened. <br /> <br />Commissioner Rolfe posed the question if a trailway were constructed through the development, <br />should it be bituminous. <br /> <br />Parks/Utilities Supervisor Boos answered 'it should be bituminous. He explained it is becoming <br />necessary to provide snow removal from the trails. He pointed out the trails should be at least8- <br />feet wide for the safety of people to pass each other. He also noted the townhome project will <br />have a 5-foot sidewalks. He said the 8-foot trail would then replace the sidewalk on one side. <br /> <br />Commissioner Rolfe asked if there will be room for the trail with the setback. <br /> <br />Mr. Rudy replied they are trying to meet the 25-foot setback from the property line, and this will <br />leave ample room for the trail. <br /> <br />Parks/Utilities Supervisor Boos indicated this project may be resubmitted to the Parks and <br />Recreation Commission if there is substantial change. <br /> <br />Commissioner Rolfe questioned if a trail parallel to T.H. #47 to the marsh should be considered. <br />He added he would recommend accepting the proposal with the trail going through the <br />development. He said one reason for this is that it will be quieter there since the soundwall is <br />required along T.I-I. #47. He suggested a discussion take place regarding trails going through <br />subdivisions. However, he noted in this case, it may be the only option. He further questioned if <br />any park land dedication is being required. He also asked if the developer is proposing <br />greenspace that would be consistent for townhomes. He inquired if the trail along Germanium <br />would be better going to the west rather than the east. <br /> <br />Commissioner Olds pointed out the trail may have to cross the street. <br /> <br />Park and Recreation Commission/April 11, 2002 <br /> Page 3 of 14 <br /> <br /> <br />
