Case # 4 <br /> <br />Recommend Park Dedication for a Minor Subdivision <br />By: Mark Boos, Parks/Utilities SuperVisor <br /> <br />Background: <br /> <br />The Owners of the Ramsey Dental Clinic have submitted a request to subdivide their 4.53-acre <br />lot. It is expected that the Planning Commission will also concur with Staffs recommendation. <br />Park Dedication will be due for the .new lot created and commercial lots are exempted from Trail <br />Fees. <br /> <br />Observation: <br /> <br />This future land use is not expected to cause additional burden on the recreational system and a <br />trail is in place to the north of this site. At the time of a site plan for the new parcel a sidewalk or <br />trail along Co. Rd. #5 can be addressed. <br /> <br />Park Dedication for the new lot would be $15,413. (154,128 Square 'feet @ $2.00 a Sq.
