REQUEST FOR SKETCH PLAN REVIEW FOR THOM_AS ANDERSON <br />MINOR SUBDIVISION; <br /> CASE OF THOMAS ANDERSON <br /> By: Patrick Trudgeon, Principal Planner <br /> <br />Background: <br /> <br />Thomas Anderson and Roger Austin have submitted an application to subdivide the parcel <br />that contains the Ramsey Dental Clinic into two parcels. The property is located in the <br />southeast comer of Alpine Drive and Nowthen Blvd. The Ramsey Dental Clinic would be <br />on one lot and a second lot will be held for future development. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Sketch plan <br />City Staff review letter dated August 29, 2002 <br /> <br />Notification: <br /> <br />Minor Subdivisions are not required to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />The property proposed to be subdivided is approximately 4.53 acres. The applicant is <br />proposing to divide the existing lot into two lots. Lot 1 contains the Ramsey Dental Clinic <br />and is shown as being just under an acre in size. Lot 2 is vacant and is shown to be <br />slightly over 3.5 acres in size. The subject property is currently zoned B-1 Business and <br />the Ramsey Comprehensive Plan shows the subject property as Places to Shop. Any <br />proposed use of Lot 2 will need to conform to the B-I zoning designation unless the <br />property is rezoned. If a rezoning is proposed to be for a residential use, the applicant will <br />need to also apply for a Comprehensive Plan Amendment. In addition, the use of Lot 2 <br />will require site plan approval from the City Council. <br /> <br />The proposed parcels meet the half-acre minimum lot size requirement, fhe 100-foot width <br />and 150-foot depth requirement established in the B-1 Business District. <br /> <br />Currently, the property has one access from Nowthen Blvd. The access serves the <br />Ramsey Dental Clinic and is expected to remain. It is presumed that Anoka County will <br />not allow another access onto Nowthen Blvd. and Lot 2 will only'be able to receive access <br />from Alpine Dr. Anoka County have been notified of the proposed subdivision. <br /> <br />24 <br /> <br /> <br />
