I

I
I

Parks/Utilities Supervisor Boos asked what the feeling of the Commission might be if the
developer felt it should be on the east side of County Road 56. Consensus of the Commission
was to have the trail along County Road 56 on either side.

There was a consensus that the developer should be responsible for a trail on County Road 56
with a 75-foot trail corridor, utililzing Park Dedication funds. He noted the remainder of funds
should be put aside in cash.

Case #2: Receive Sketch Plan for the Proposed Rivenwick 3rd Addition

Parks/Utilities Supervisor Boos presented the sketch plan for a proposed townhome development
consisting of 112 units. The property is south of the Riverdale Drive alignment and north of the
existing single-family development named Rivenwick 2nd Addition. He advised that the
Planning Commission will review this proposed plat at their July 11, 2002 meeting and the Park
Commission can make a formal Park Dedication recommendation at the August 8, 2002 meeting.
Parks/Utilities Supervisor Boos noted the Planning Commission case indicates that a number of
issues will need to be addressed at the time of site plan approval. It is expec[ed, however that the
general concepts and configuration will be approved. "

Parks/Utilities Supervisor Boos noted the sedimentation ponds conflict with the berm constructed
in the early 90's in ,Riverdale Park and noted there was a ReLeaf grant designated for energy
conservation with the berm and trees for screening. He noted other staff is aware of this and
noted the berm will not be removed to squeeze in additional lots for this development.

Commissioner Johns asked if the park was irrigated. Parks/Utilities Supervisor Boos noted it was
not irrigated at this time due to the fact the park was in a floodplain and had very good soil.

Chair Cook asked if a cash settlement was taken for this development versus land if additional
amenities or improvements could be added to the park. Parks/Utilities Supervisor Boos indicated
this could be done if the Commission so desired.

Parks/Utilities Supervisor Boos noted Riverdale Park does have nearby park functions for this
development along with a potential regional park. He stated funds could be earmarked for
Riverdale Park. Chair Cook suggested building a shelter with the funds.

Parks/Utilities Supervisor Boos added that Commissioner LaMere hoped that there be enough
open space on the west side of this development to have a trail in the future to Mississippi West
Park.

Chair Cook asked if the drives were private and if there would be sidewalks. Parks/Utilities
Supervisor Boos noted Riverdale Drive would have a trail within this development.

Parks/Utilities Supervisor Boos noted earmarking the funds for Riverdale Park would have the
monies set aside to be completed at the same time as the development. He stated this would be a
faster way to access the funds and have the improvement completed within the next year.

Park and Recreation Commission/July 11, 2002
Page 3 of 9
