A <br />temporary, cul de sac will be required at the western edge of the property until such time that the <br />property to the west is developed. Since the road to the western property is longer than 600', a <br />variance will be needed. <br /> <br />Parking: City Code requires two off-street pm'king spaces, one of which must be enclosed. <br />Addit{onal spaces may be required by the City if deemed necessary. <br /> <br />Townhome unit size: The sketch plan shows 4-, 6-, and 8-unit structures as well as 10 detached <br />single-family townhomes. City Code requires each townhome unit to be a certain s/ze based on <br />the number of bedrooms the unit will contain. <br /> <br />I bedroom <br />2 bedroom <br />3 bedr0bm <br /> <br />700 square feet . <br />800 square feet <br />960 square feet <br /> <br />This information wilt be reviewed in detail dur/ng site plan review, but should be taken into <br />consideration on the preliminary plat. <br /> <br />Setbacks: The proposed development is subject to the following setbacks: <br /> <br />Building setback from public street 25 feet <br />right of way <br />..Building setback from private street f 25 feet <br />Building setback from exterior 30 feet <br />development boundary, line <br />Setback from building to building 20 feet <br /> <br />The proposed development appears, to meet or exceed all of the required setbacks, k should be <br />noted that these setbacks are applicable to any appurtenances of the structure such as decks or <br />patios. <br /> <br />Wetlands: The'wetland located on the site will need to be delineated on the preliminary and <br />final plat and encumbered with a drainage and utility easement. The sketch plan shows a building <br />and impacts to the wetland, wh/ch will require approval from the Lower Rum River Watershed <br />Management Organization. <br /> <br />Gradin,* and Drainaee: A detailed drainage and Fading plan will be required at preliminary <br />plat. <br /> <br /> <br />
