The plat consists of one existing homestead and 46 <br />new smgte family, urban tots. NotiScadon wi/I be <br />required for the preliminary plat public hearing. <br /> <br />Observations: <br /> <br />The property is approximately 19 acres in size and consists of 2 e:dsting homesteads and <br />additional property, was acquired from the two e~sring homesteads ro the east_ One of the two <br />ex.isring homesteads will remain on the property (see Lot 14, Block 4); the other existing <br />homestead within the boundaries of the plat will be removed (see Lot 2, Block 1);. The two <br />homesteads east of the plat, from which property was acquired, will not be pi'at-ced and <br />redeveloped. <br /> <br />The property, is' currently zoned R- 1. Residential and iS located in the Metropolitan Urban Service <br />Area. The' 20.0l Comprehensive Plan {esi.gna%s this area for Iow densi~ single family <br />resident/ml development not to. exceed a net density of .3 units per acre. The ~oss density of the <br />plat appears ro be 2.5 ma/ts per acre. There are wetlands present on the property that will need to <br />be factored our and a net density will be dete~wnqned at the time of preliminary plat review. <br /> <br />The sketch plan identifies proper e,,ctension of public streets throu~l:tout the plat, providing <br />connection with streets soon to be constructed to the east and northeast and furore access to the <br />wesn. The norrtfsouth street will terminate in a cul-de-sac that complies w/th the 600. foot length <br />restr/ction. <br /> <br />It appears that the lots meet the rain{mum standard for lot area and lot width; this information <br />will be comSrmed on the preliminary plat. <br /> <br />A: detailed ~-ading and drainage plan will be reviewed ms parr of the preliminary plat stage. All <br />necessary easements will have to be--shown on the preliminary plat and dedicated on the final <br />plat. -~ <br /> <br /> <br />
